Welcome to The Breakers: Out of Office! You'll be right at home in our crisp and casual condo. The beach is only just a few steps across the street to the access point, so you can go back and forth easily. Take a shade break on our front porch and enjoy a quiet cocktail while rocking and taking in the salty sea air and ocean view. Or if you've had enough salt water, take a dip in our community marsh-side pool. Located right at the north end of the island and Freeman Park, you can stroll over the Lo Tide Tiki Bar for a nearby social hour, or walk or bike 1.5 miles down to the Sea Witch or many other bars, restaurants, and shops at The Boardwalk. The north end of the island has been reenergized with last year's Beach renourishment and lots of summer action at the new Carolina Beach Pier. Live music, surf activities, cocktails, and a great food menu make the North End better than it's been since Florence!

Parking is monitored by property management. Please adhere to parking rules.

Linens - Sheets and Towels will be wrapped in sealed packages and laying on the end of the beds.

Rental Policies:
In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.

Things to bring:
Paper towels and toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.

Arrival/Departure:
Summer Check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm
Off Season Check-ins begin at 3 pm and are guaranteed by 5 pm
Check-out is by 10 am.
We adhere to this policy so please do not arrive early or plan to delay your departure.

Guest Access:
Hard key.

House Rules:
No events such as weddings, bachelor/bachelorette parties, sororities/fraternities
No smoking
You must be at least 25 to rent this unit.

Pool Notice:
Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Rentals/Owners will not be held accountable. No refunds will be issued for these closures.

Pet Policy:
Dogs Allowed. The first dog is included in the price of the Rental. Subsequent dogs are subject to an additional payment and restrictions! Carolina and Kure Beaches are pet-friendly, but you must follow town guidelines. Please check the town website for beach pet restrictions.

Cancellation Policy:
- Free cancellation within 48 hours of booking
- After 48 hours of booking and more than 60 days out from arrival, a full refund will be processed less a $300 cancellation debit.
- After 48 hours of booking and within 60 days of arrival, there will be no refund processed unless the dates are re-rented. If premises are re-rented, a refund will be processed less a $300 cancellation debit.

Things to do:
Adventure awaits. Discover aquatic wildlife and vegetation at the North Carolina Aquarium at Fort Fisher or enjoy a relaxing ferry ride across the Cape Fear River to a quaint little shopping town called Southport. Take a trip back in time at the Fort Fisher State Historic Site and Museum which features live oak-covered trails and bunkers from the American Civil War. Stroll through the marsh to visit the home of the famous Ft. Fisher Hermit. Or wind down with nature at our two state parks, sure to provide a memorable experience with hiking, fishing, and water activities such as paddle boarding and kayaking, and search for a Venus Flytrap which is native to NC only. As one of North Carolina's most undeveloped beaches, the island offers a unique opportunity to see many diverse coastal wildlife, including pelicans and loggerhead sea turtles, in their natural habitat. Whether it’s exploring activities on the island, enjoying the ocean views, or enjoying a cocktail by sunset from your own private balcony, Pleasure Island offers diversion for every enthusiast!

Explore the treasures of Carolina Beach, ranked one of the top 10 boardwalks in the country by Food & Wine magazine. One of the last remaining beach boardwalks on the East Coast, it includes a variety of restaurants, an arcade, shops, ice cream, Famous Britts Donuts, bars, and more! During the summer months, the Boardwalk is bustling with the sound of music, carnival rides, bingo, family nights, and events like the weekly fireworks and concert series. Rent a Jeep, bicycle, or golf cart as the most convenient ways to navigate the island. Annual off-season events include the Cape Fear Kite Festival, Christmas by the Sea, and the Island of Lights Festival.

"Property was great close to everything walk over road to beach, beautiful sunsets off bedroom balcony, everything we needed for a week at the beach with our pup. Property management was awesome and very responsive would recommend to friends. Neighbor Downstairs helped us move in, he and wife so sweet. Thanks Sam!

Near North End to have the dogs on the beach!

"We picked this spot near the North End to have the dogs on the beach during the day. We were familiar with The Breakers Condos, so there were no surprises. The condo was simple and tasteful. Justin was very responsive when we realized we were missing cooking knives and potholders. The kitchen table has a great view of the water, and the twin Murphy bed was perfect for our son. I enjoyed coffee in the front porch rocking chairs after a beach walk, and usually, there was a great breeze. You can see the North End from the porch, and watching traffic come on and off Freeman Park can be entertaining. The water pressure was good; the air conditioning was cold, beds and pillows were comfortable. One roll each of tp and pt provided, but byo everything else. The linen service provided does include dish towels and a sponge. Drip and Kcup coffee makers are provided.

"My husband and I did an off-season rental through Sea Coast Rentals this year. We spent six months in Carolina Beach while we renovated a home in Wilmington. We stayed at their Out of Office property. Ann was fantastic in working with me to find a property that met our needs and budget for the time period. She looked into options and was very responsive to my inquiries. The property itself is in good shape but has a few minor things that could be updated as some of the furnishings are a bit dated. But location, location, location!!! The property is one block from the ocean and you can see the ocean from the deck but also from the small kitchen table. There is also a great view of the marsh area from the back deck. It is so close to the ocean that my hubby just grabbed his surfboard and surfed on a whim. This is a great property for a trip to the beach. And if you work from home...the internet is pretty darn good also.

"I received several emails with info in them. My college son who plays football and his fiancé and I needed a quick get away. This place was perfect. Quick walk to the beach. Has 2 balconies. I slept on the Murphy bed. It was actually pretty comfy. My fiancé brought her dog and it was all perfect. Neighbors who live in the building were very kind. Only downfall was it was a lot more flights of steps then I had thought. Wasn’t a deal breaker but in the heat and I am waiting to have a knee replacement. I would definitely love to stay here again. "This condo was very clean. It was a nice set up, comfortable bed. It was very quiet on this end and right next to the beach access. We practically had the pool to ourselves most days. Just a really nice condo, location and very relaxing! We would definitely stay here again!
