We are in the office Monday-Friday 9:00 am to 5:00 pm, and are closed Saturday & Sunday during the off season. Between Memorial Day and Labor Day, we are also open on Saturdays and Holidays. Our after hours answering service is available 24/7 to take your message or forward any emergency issues.
FAQ's About Your Reservation

Deposit payment is required 48 hours after making your reservation.
Final Payments – Please mark your calendar and remember to log into your guest portal and make your final balance payment no later than 30 days prior to your arrival. If the balance is not received, we will treat the reservation as a cancellation and make every effort to re-rent the property to minimize your loss. (See Cancellation Policy).
Last-Minute Reservations – Reservations made less than 30 days prior to your actual check-in will require full payment at the time the reservation is made. This can be done either by Visa, Master Card, American Express, Discover or certified check/money order that should be express mailed to us by any overnight mail service.
Taxes – We are required to collect North Carolina sales tax, County Tax, and Occupancy tax on all fees and charges. The current total tax rate is 13%, with slight variation by County.

Your reservation automatically qualifies you to be in our Guest Loyalty Program. When you are sent a link; be sure you opt-in! Return guest stays, 5 star reviews, and social media shares, mentions, and tags will earn you guest loyalty points for your score card. Similar to frequent flier miles in an airline program, you can cash in your reward points for various local merchandise, experiences, fishing cruises, rental discounts, and more!

Most properties have a seven-night minimum during peak-season (June through August). During the off-season partial weeks can be reserved. Some of our properties do offer shorter stays through out the year. Check listings for details.
Within 10 days prior to arrival, you may email to guestservices@seacoastrentals.com for a partial week stay to fill in any open spaces before the next guest checks in.

Unless otherwise stated in our LUXURY PREMIERE property description, bed making is not included, but linen service is.
Included with your booking is a Linen Package. For the safety and cleanliness of our guests all the linens and towels will be sanitized, wrapped in protective plastic, and placed at the foot of each bed. Each guest will receive 1 bath towel, 1 hand towel and 1 washcloth. A bathmat will be left in each bathroom. A starter kit containing kitchen towel, and sponge will be left in the kitchen. Bedspreads, blankets, and pillows are provided by the owners.
BED MAKING SERVICE is available for an extra fee. To arrive at a property with your beds ready for sleep, please contact our office to add bedmaking. (Trundles, Sofa Beds, and Top Bunks will not be made.)
SAVE MONEY by electing to opt-out of linen service. Our reservationists can give you the exact bed sizes and count for your property, and you may elect to bring your own sheets, bath towels, bathmats, kitchen towels and kitchen wash clothes. Please call our office to inquire about this linen discount.

We are authorized by the property owners to rent to family groups only. No sororities, fraternities, prom groups, etc. To ensure that the proper “family vacation atmosphere” exists. Those who misrepresent themselves will be asked to vacate immediately with no refund.

All properties are NON – SMOKING. There is no smoking permitted in the property, on the decks or balconies. If this policy is violated and we find the property smells of smoke or cigarette butts, you will be charged a $400.00 remediation fee.

Yes, we offer many dog friendly properties. Restrictions may apply please check property listing for details. One nonrefundable pet fee of $300.00 plus tax is included to each dog friendly property. There is an additional pet fee plus tax if you are bringing more than one dog.
Unauthorized pets are considered a breach of contract and can result in immediate eviction and a $500.00 fine.

The pet application fee is $20 for the first pet and $15 for every additional pet. Each pet application must be processed separately but the discount will be automatically applied to additional pet applications.
There is no charge ($0) for submitting a reasonable accommodation request for an assistance animal. It will be reviewed by the Pet Screening legal review team per the FHAct guidelines. Please be aware of your state’s statutes or local ordinances, if any, for criminal offenses and/or penalties for committing assistance animal fraud.
Each rental property has a limited sleeping capacity. MAXIMUM OCCUPANCY (strictly enforced) is as follows: 1 Bedroom is four persons. 2 Bedroom is six persons. 3 Bedrooms is eight persons. Certain units of the same designation will sleep less. Beach Houses have varied occupancy limited by the available bedding. Exceeding the stated occupancy will result in rental termination and the loss of all paid rents.

Every property has free parking. Different rules and restrictions apply. Please consult the property description for important parking variances. RVs, campers, boats are NOT allowed at any property unless specifically stated in the property description on our website. Note: during the summer season Parking is limited‐‐Sea Coast Rentals is not responsible when guests bring vehicles that exceed the maximum number of vehicles allowed at a property. Please review the property details to ensure your vehicles are compatible with number of allowed parking spots.
A golf cart rental counts against the total maximum parking at your property. Further, if you are staying at a property that requires parking passes, one of your passes must be designated to the golf cart. We are not allowed to give extra parking passes at any location.
Please check the town website for paid parking options for your overflow vehicles and remember to follow all posted signs throughout the island.

Our Vacation Rentals are individually furnished by the homeowner and include but are not limited to all major appliances, Wi-Fi, TV, Air Conditioning, and basic equipment and amenities. Please check property listing for details.
*Basic amenities include but are not limited to – Iron/ Ironing board, broom, mop or Swiffer, vacuum, hangers, hair dryer, fire extinguisher, TV, trash cans, 1 floor fan, coffeemaker, toaster, blender, mixer, bottle and wine opener, can opener, measuring cups, pot holder, beverage pitcher, plates, bowls, drinking glasses, coffee mugs, wine glasses, spoons, forks, knives, cooking pots, mixing bowls, serving bowls, serving utensils, cookie sheet, cutting board, bakeware, and plastic storage containers.

Some of our properties come with outdoor beach gear: check property listing for details. When beach gear is provided, it is traveler recognizance only. Sea Coast Rentals does not guarantee working condition of high use outdoor gear, including beach chairs or bicycles. We are happy to help you rent quality beach items by phone or reserve online via your guest portal for most reliable equipment.
Where grills are provided, grilling is not allowed underneath buildings, or on wooden decks. Guests are responsible for cleaning the grill before and after use.

OPTION I: Your reservation has included the purchase of the Property Protection Plan (“PPP”) instead of paying a security deposit unless otherwise stated. This plan carries liability protection of up to $1,500 for damage that results from accidental damage to the property due to REPORTEDaccidental acts. You are not covered for belligerent, wanton, or intentional damage or any damages that you do not report. You are responsible for notifying Agent of any damage or theft immediately during your occupancy, otherwise, the plan will be void. Tenant understands that Agent makes a commission from the sale of this product.
Option II: If you choose not to purchase PPP, you must contact our office at least 30 days before your stay to select a refundable damage deposit. Pay the $500.00 security deposit and if the home is left damage free, your security deposit will be returned within 45 days of checkout. You will be notified of any itemized damage charges and the total will be deducted from your security deposit.
Any uncovered theft or wanton damage by a guest or pet will be charged back to the traveler.

Please call us immediately at (910)-458-9073 if you notice anything broken or if something is not working. Your PPP will cover you for REPORTED accidental damage.

Anytime! There is a HOLD fee of $75.00 to keep your desired week reserved for you a year in advance.
Once the vacation rates have been published for the coming year, usually in late August, you can proceed to book your reservation without this fee.

A vacation rental agreement is a legal binding contract with a clear outline of policies, expectations and responsibilities between the property owner or manager and the renter. The contract includes, but is not limited to the following: Property details, name of tenant(s) and occupancy dates, Check-in and check-out policies and procedures, Maximum occupancy, Rental rates and payment terms, Insurance and liability terms, Additional fees and optional services, Cleanliness expectations, Maintenance standards, Host access, Cancellation policies and falsified bookings protection.

Carolina/Kure Beach/Oak Island Properties:
Summer CHECK-INS are between 4:00PM and 6:00PM. Do not arrive unannounced at your property! We have linen, cleaning, and maintenance staff who need to utilize the parking, and are busy preparing the property for your stay. If you arrive before our text message, you will delay the beginning of your vacation. LATE arrivals after office hours may contact us by 3:00PM to arrange for key pick up. If your rental is electronic entry, then you may proceed directly to your property when you arrive on the island.
Off Season CHECK-INS are between 3:00PM and 5:00 PM. Guests arriving after office hours may contact us to arrange for late check in if you need to pick up keys. If your rental is electronic entry, then you may proceed directly to the property when you arrive in town.
Topsail/Surf City Properties:
Please proceed directly to your property after 4:00pm.
Sea Coast Rentals makes every effort to ensure all properties are clean and ready for arrival between 4:00pm – 6:00pm. However, some instances may delay check in due to extra cleaning and or repairs. There is no refund for late occupancy.
CHECK OUT is before 10:00AM. We adhere to this policy, so please do not delay your departure.

Limited early check ins or late check outs may be purchased for $100.00 plus tax by emailing guestservcies@seacoastrentals.com or calling 800-334-5806 no less than 10 days before your stay.
Early check ins are at Noon. Late Check Outs are at Noon.
Cancellations and Transfers
A:
A valid Guest ID will be required from person making credit card payment. Cancellations within 48 hours of booking receive a 100% refund.
Any cancellation occurring more than 48 hours after booking incurs a $300 fee, and must cancel more than 60 days from the check in date.
Cancellations under 60 days from check in are nonrefundable unless we rebook your stay. Pay $300 change fee; remainder of deposit will be returned.

Transfers are not permitted as each vacation rental is individually owned. We do not move or change rental units should you have different preferences on the décor or color coordination of the rented premises. We work for the property owners and will be unable to make other accommodation arrangements after your arrival.
Errors and Omissions – Every effort has been made to ensure that information contained in this brochure is accurate, but we cannot be held responsible for errors, omissions, or a late change in pricing. Prices are subject to change.
